Location: Remote

Position: Part-Time / Contract

Estimated Commitment: Approximately 5–10 Hours Per Week Initially

Pay: $40.00 - $100.00 per hour

We are seeking an experienced Fractional Controller / Senior Accountant to oversee the accounting quality and financial systems of a growing real estate investment, development, construction, and property management company.

This is not primarily a bookkeeping position.

We already have internal staff handling routine bookkeeping and transaction entry. We need an experienced accounting professional who can review their work, handle higher-level accounting questions, improve our accounting systems, oversee monthly closes, and ensure our books are accurate across multiple entities.

Responsibilities

• Review bookkeeping and reconciliations prepared by internal staff
• Perform or supervise monthly financial closes
• Review balance sheets and income statements for accuracy
• Identify and correct accounting errors
• Review bank, credit-card, loan, and intercompany reconciliations
• Establish consistent accounting procedures across multiple entities
• Improve and standardize charts of accounts
• Review intercompany transactions
• Review owner/investor contributions and distributions
• Assist with construction and development accounting
• Review job-cost accounting and project costs
• Advise on capitalization versus expense treatment
• Review fixed assets and depreciation schedules
• Assist with property acquisitions and dispositions
• Assist with refinances and new loan accounting
• Review closing statements and properly record transactions
• Help establish stronger internal controls
• Train and answer questions from the internal bookkeeper
• Create bookkeeping procedures and written accounting policies
• Prepare or review monthly management financial reports
• Help systemize the accounting department as the company grows
• Coordinate with our outside tax CPA when necessary
• Be available for higher-level accounting questions from ownership

Ideal Background

• Strong preference for candidates with experience in:
• Real estate accounting
• Multifamily or rental property accounting
• Real estate development
• Construction accounting
• Property management accounting
• Multiple LLC/entity structures
• Intercompany accounting
• QuickBooks Online
• Loan and refinance accounting
• Property acquisitions and dispositions
• CPA certification is preferred but not required if the candidate has strong real-world accounting experience.

What We Are NOT Looking For

We are not looking for someone whose primary skill is basic bookkeeping, accounts payable, or data entry.

The right candidate should be capable of reviewing someone else's bookkeeping, identifying mistakes, understanding why they occurred, correcting them, and building a system that prevents them from happening again.

Initial Objectives

During the first 60–90 days, we would expect this person to:

• Review the accounting structure of our entities.
• Review the existing books and identify material problems.
• Clean up significant accounting issues.
• Standardize our chart of accounts and accounting procedures.
• Establish a consistent monthly close process.
• Create a monthly controller review checklist.
• Train our internal bookkeeper on recurring accounting issues.
• Establish a clean monthly financial reporting package for ownership.

After the initial cleanup and systemization, the position should transition toward ongoing weekly support and monthly controller review.

Work Location: Remote
